CBRE engaged Studio 103 to transform a William Street tenancy into a fresh open-plan spec suite for their prospective tenants.
Our design challenge was clear from the outset. The existing space felt somewhat dark as the surrounding tall buildings blocked a lot of the natural light. As a solution, we implemented an approach to inject a sense of light and warmth into the space.
Lighter soft colours were crucial to this, so we developed a palette of whites and beiges, complimented with soft tonal blues to add depth and calmness. We also softened existing structural elements by injecting curves in the joinery and built zones. Our material selection included soft sheers, textured fabrics, and lightly patterned carpets to create an inviting yet residential feel for the new workspace.
As a spec suite, the space needed to be multifunctional and cater to a variety of potential tenants. We achieved this flexibility with a central breakout space that encouraged collaboration between employees, as well as a combination of formal and informal work zones, private offices and meeting rooms, project spaces and quiet areas.
