AFIAA’s newly completed spec suite is in a location second to none. In one of the busiest junctions of Melbourne whilst boldly positioned on the banks of the Yara River between Melbourne’s mid-town and Southbank precinct.

Our main challenge was to turn this space into a distinctive speculative office suite within this commercial building with the intent to attract potential future tenants.

The building boasts an abundance of natural light, so it was a very pleasant shell to work with. On arrival, the visitors are welcomed by the exposed polished concrete floor and concrete textured walls to create a soft industrial feel. This is then contrasted by the splashes of colour in the exposed ceiling and feature carpet to add a sense of creativity and warmth. The spatial layout complements the building’s existing façade, with elegant views of the city.

Curves are thoughtfully integrated within the space, creating a sense of fluidity from one space to another. Minimal-designed joinery pieces and finishes mimic natural elements, to help create a calm and serene atmosphere, that distinguish them from the bustling surrounding.

Last but not least, taking advantage of the north-facing orientation and the abundance of natural light, greenery integration is a huge part of the overall design, injecting an element of nature within the space.
